Paying for it

How people in Huntsville pay for foundation work

Nobody budgets for piers. Here is how the money usually works: when it is due, what the contractor's own payment plan looks like if one is offered, and what a homeowner's policy does and does not pick up when a foundation moves.

The inspection costs nothing

Start there. The visit, the laser survey, the crack gauges and the written findings are free, whether or not any work follows. That means the first decision you make with your wallet is made with the numbers in front of you.

When payment is due

Small jobs, which means crack injection, a sump pump, a French drain or a few crawl-space piers, are paid on completion by card, check or bank transfer, at the price on the findings sheet. Larger jobs, the ones with a dozen piers or a full basement perimeter, usually carry a deposit when the work is scheduled, stated on the sheet, with the balance due when the lift is finished and the laser survey has been repeated to show what moved. The crew's warranty paperwork is handed over at the same time.

Payment plans

Some of the contractors we book offer monthly payment arrangements on pier and waterproofing jobs through a financing company they work with. If the crew assigned to your house offers one, the terms, the rate and the approval come from that company and are written out with your price; nothing here promises a plan or a rate. Ask at the inspection and you will get a straight answer about whether it is available for your job and what it costs.

What homeowners insurance usually does

Most Alabama homeowner policies exclude earth movement, settling and water that seeps in from the ground. In plain terms: a corner that has dropped over ten dry summers, a basement wall pushed in by a wet winter, or a crawl space that has stayed damp are generally not covered, and a claim for them tends to be declined.

Sudden, specific events are a different conversation. A foundation damaged by a tornado, a tree brought down onto the house, a vehicle, or a burst supply line under a slab may be covered, less your deductible, depending on the policy's wording. After the April 27 2011 outbreak and the storms since, a good number of Madison County claims included foundation damage found days later. If a storm is in the story, photograph everything with dates, call your agent before any repair starts, and ask the crew for an itemized sheet and dated photos; both help an adjuster.

A plumbing leak changes the order

When a slab has settled because a supply or drain line has been leaking into the clay underneath, the leak has to be found and fixed before the slab is lifted, and that part belongs to a plumber. Some policies cover the water damage from a sudden leak but not the leak repair itself. Sort that out with your agent first; lifting a slab over an active leak is money spent twice.

Selling or buying

A buyer's inspector will flag a crack or a sloped floor and the lender may ask for a repair or a written opinion. The free inspection and its findings are often enough to settle a negotiation; when a stamped engineer's letter is required, we refer an engineer rather than write something we are not qualified to write. Repair warranties from the contractors we book are generally transferable to the next owner; ask for the transfer terms in writing.

No grants, no gimmicks

There is no state program in Alabama that pays for residential foundation repair, and anyone who tells you otherwise on the phone is selling something. The price you see on the findings sheet is the price.

A crack you keep looking at, a floor that is not quite level, water where it should not be?

The inspection is free across Huntsville, Madison County, Decatur and Athens, it ends with written findings, and nothing is dug or lifted until you have a price in hand.
