Foundation repair in Madison, where the houses are newer and the clay is not
Madison grew fast along the Research Park corridor and out past County Line Road, and a lot of it was built on freshly graded Decatur silt loam in the last twenty-five years. New houses settle too; they just do it on a schedule. The inspection reads where a slab is in that schedule and whether it has finished.
| Madison housing | Where it sits | What we tend to find |
|---|---|---|
| Slab homes, 2000s–2020s | Subdivisions off County Line Road, Hughes Road, toward Toyota Field | A corner dropping in the first ten years where fill was placed over the old field grade; stair-step cracks at brick corners; driveway apron pulling away from the house |
| Slab and crawl space, 1980s–1990s | Older neighborhoods near downtown Madison and along Wall Triana Highway | Settlement that has mostly finished; sticking doors after dry summers; crawl space moisture and a sagging bathroom floor |
| Larger lots and custom homes | West toward Limestone County, south of the Arsenal gate | Long foundation walls on cut-and-fill lots that settle differently at the two ends; drainage from upslope neighbors |
The first row is most of our Madison calls. A subdivision slab is poured on a pad that was graded a few months earlier, and the fill at one edge of the pad is never quite as dense as the cut at the other. Add a decade of Madison County weather, wet springs that soften the fill and August droughts that shrink the clay beneath it, and that edge drops a half inch to an inch and a half. It shows as a crack climbing the brick at the front corner by the driveway, a front door that rubs at the top, and a hairline in the tile at the kitchen. It usually stops on its own once the fill has consolidated. The inspection says whether it has: elevations on a sketch, the crack gauged at both ends, and a date to re-check if the movement looks recent.
When it has not stopped, or the drop is already past an inch, the fix is piers under that edge, lifted back toward the survey's high point. On a Madison slab home that is typically four to eight push or helical piers at the driveway corner or along one side, two or three days of work from outside, with the house lived in throughout. Because the city of Madison issues its own permits, the crew files with the Madison building department rather than Huntsville's, and Alabama 811 is called before the excavation; any job over $10,000 carries the contractor's Alabama home builder's licence number on the sheet so you can check it with the Board.
Water does the rest of the damage here. Lots in the newer subdivisions are small, grades are tight, and a neighbor's downspout or a swale that was never finished can keep one side of a slab wet all year. Crawl space homes in the older streets near Wall Triana carry the moisture the county's fifty-five inches of rain put under them, and the bathroom floor over a slow leak is the classic Madison sag. Both get looked at on the same free visit, and the sheet prices the drainage with the structure, because fixing one without the other is how a house ends up on our list twice.
How a Madison job runs
Inspection first, free
Laser floor elevations drawn on a sketch, cracks gauged and dated, the drainage walked, written up and handed to you, whether or not anything needs fixing.
Madison permits, not Huntsville's
The City of Madison issues its own building permits; underpinning and structural lifting go through its building department and the crew files it.
Piers for a dropped edge
Push or helical piers under the settled side of a slab, four to eight on a typical subdivision home, with a lift measured against the survey.
Crack repair after the lift
Stair-step brick cracks re-pointed and slab cracks injected once the footing is stable, so the repair is not undone by next summer.
Crawl space work in the older streets
New piers, sistered joists under bathrooms, vapor barrier and a dehumidifier where the crawl stays damp.
Drainage on the sheet
Downspout extensions, regrading and swales priced with the piers, because a wet edge drops again.

What Madison owners ask first
My ten-year-old house has a crack at the corner by the driveway. Is that normal?
Common, and often finished. Fill under that corner consolidates over the first decade and the brick shows it. The inspection measures the corner against the rest of the slab and tells you whether it has stopped; if it has, the crack gets re-pointed and a date to look again.
Does Madison require a permit for piers?
Yes. Madison is its own city with its own building department, and structural underpinning or lifting is permitted there, not through Huntsville. The crew files the permit and schedules the inspection, and the fee is on the sheet.
Who is responsible if my neighbor's water runs onto my lot?
The water is your problem on your side of the line, in practice. We price the swale, the extension or the drain that keeps it off your footing; the question of who pays is between you and the neighbor, and we stay out of it.
How soon can you come?
A free inspection in Madison is usually scheduled within two or three working days, and faster if a house is under contract or a floor has dropped suddenly. Repairs follow once the permit is issued and 811 has marked the yard.
Is my builder's warranty still good?
Many builder structural warranties run ten years, and some cover settlement past a stated amount. Bring the paperwork to the inspection; the report's measurements are what a warranty company wants to see, and we will write it with that in mind.
