Foundation repair in Huntsville that begins with a tape measure, not a sales pitch
A foundation on Madison County clay is going to move a little every year. The job is to tell which movement is harmless, which has stopped, and which is still going, and to fix only the last kind. That is what the free inspection is for, and it is why the price comes after the measurements rather than before.
Settling announces itself the same few ways across Huntsville, whether the house is a 1962 brick ranch off Whitesburg Drive or a 2004 slab home out toward Hampton Cove. Doors that latched in March rub the frame in September. A stair-step crack opens in the brick at a corner and the mortar joints at the top of it are wider than at the bottom. Trim pulls away from a wall. A tile floor develops a hump or a hollow that was not there when you moved in. Outside, a gap shows between the slab edge and the soil, or the chimney looks like it is leaning away from the house because, by a quarter inch, it is.
All of these come from the soil losing the ability to hold the house up evenly. In this county the usual cause is shrink-swell clay drying under one edge in a hot summer and leaving the footing hanging, or the opposite: a saturated spring softening the bearing soil until the footing presses into it. Erosion at a downspout, a plumbing leak under the slab, a tree pulling water from one side, or karst movement in the southeast of the county can do the same thing faster. The inspection works out which, because fixing a settled corner without fixing the water that caused it is how a house ends up on its second set of piers.
The repair, when one is needed, is underpinning. Steel push piers are driven in sections through the clay until they reach rock or soil dense enough to refuse them, using the weight of the house as the reaction force; helical piers are screwed in with a torque motor and are the choice where the house is light or the soil near the surface is soft. Either way a bracket is bolted under the footing, the piers take the load, and the settled section is lifted back toward level with hydraulic rams while someone watches a laser receiver inside. The lift is deliberate and partial if a full lift would crack more than it fixes; the point is to stop the movement and close the gaps, not to chase a number.
Two rules frame every pier job here. Any residential repair of $10,000 or more must be performed by a contractor with an Alabama residential home builder's licence from the Home Builders Licensure Board, and most pier jobs cross that line, so you get an HBLB number to check. And underpinning inside the Huntsville city limits is permitted through City of Huntsville Building Services, with Alabama 811 notified two business days before the first hole is dug. Both are the crew's job, not yours, and both are on the written sheet before you sign it.
What this work includes
Measured before anything
Floor elevations with a rotating laser, crack widths with a gauge, moisture readings, photographs and a look at the drainage, written up and handed to you free.
The cause, not just the symptom
Downspouts, grading, a slab leak or a thirsty tree are found and named, because a pier under a corner that is still being undermined does not stay level.
Push or helical, chosen on site
Driven steel piers where the house is heavy and bedrock is reachable; helical piers where the structure is light or the upper clay is soft. The sheet says which and why.
A lift you can see
The same laser survey is run after the lift, so the report shows the elevation at each pier before and after. Partial lifts are explained, not hidden.
Permits and 811 handled
City of Huntsville Building Services permits for underpinning, the inspection scheduled, Alabama 811 locates called in before the excavation.
Licence you can look up
For jobs of $10,000 or more the contractor holds an Alabama HBLB residential licence and the number is on the sheet, so you can verify it with the Board before work starts.

Questions about foundation repair
How long does a pier job take?
Most slab jobs of six to ten piers are finished in two to three working days once the permit is in hand and Alabama 811 has marked the lines, which adds a few days before the start. The house stays livable throughout; the work is outside at the footing, and the lift itself is a matter of hours.
Will the cracks close when the house is lifted?
Often most of the way, sometimes completely, occasionally not at all if the brick has already been re-pointed or the crack has filled with debris. What the lift reliably does is stop the movement and bring the frame back square so doors work and floors read level. Cosmetic patching of what remains is a separate, small line on the sheet.
Do you fix the drainage too?
Yes, and we will not pier a corner without it. If a downspout has been dumping at the footing for ten years, extending it is part of the job. Where the yard itself holds water, a French drain is priced alongside the piers.
Is a permit really needed?
Inside the Huntsville city limits, underpinning is structural work and goes through City of Huntsville Building Services. In Madison, Decatur, Athens and the unincorporated county, the local building office has its own process. The crew files it either way; the fee and the inspection are on the sheet.
Can I just watch the crack for a while?
Frequently that is exactly our advice. A hairline crack that has not changed in a year, with the floors reading level, does not need a pier. Date a photo, put a pencil mark at each end of the crack, and call if it grows. The inspection is free now and free again next spring.
What warranty comes with piers?
The contractor's written warranty on the piers and brackets goes to you before work starts, and it is theirs to honor, not a promise this site makes. Ask to see it, ask whether it transfers to a buyer, and keep the elevation report with it; a future buyer's inspector will want both.
